10 QC Properties in Georgia

The Georgia Department of Community Affairs (DCA) is providing notice that the following LIHTC properties are seeking a Qualified Contract for acquisition from a buyer(s) who will continue to operate the property as affordable through the extended use period in accordance with the Land Use Restriction Agreement and Section 42 of the Internal Revenue Code.

As of March 22, 2024 – as updated, there are now a total of ten (10) properties, currently listed for sale under the Qualified Contract process:

• The Park at Leeds (A/K/A Epic Brookside) – GAID no. 2004-517
• Heritage Crossings – GAID no. 2001-025
• Village Square (F/K/A Paces Landing) – GAID no. 2001-051
• Nirvana Breckenridge – GAID no. 2006-512
• The Park at Castleton – GAID no. 2003-534
• Legacy at West Cobb – GAID no. 2004-514
• Sweetwater Terraces – GAID no. 2006-502
• Springfield Crossings – GAID no. 2000-055
• Eagles Pointe – GAID no. 2001-061
• Cameron Run (AKA Lakeshire Village)  GA ID no. 2003-502

Inquiries about any active Georgia DCA Qualified Contract Requests may be made by submitting a Letter of Interest by email to [email protected]. The Letter of Interest must contain the following information:

• Developer Name and primary contact information
• Location/office address of Headquarters
• List of LIHTC and/or HOME-funded projects currently owned, including the project name, HFA ID number, city, and state for each property
• Confirmation of the ability to enter into a purchase contract as stated in the GA DCA Qualified Contract Policy.
• For the property of interest, the property name and Georgia DCA Project ID number as indicated on the above list of Qualified Contract properties
