The Georgia Department of Community Affairs (“DCA”) is providing notice that the following LIHTC properties are seeking a Qualified Contract for acquisition from a buyer(s) who will continue to operate the property as affordable through the extended use period in accordance with the Land Use Restriction Agreement and Section 42 of the Internal Revenue Code.

There are currently six (6) properties listed for sale under the Qualified Contract process:

  • The Park at Castleton   2003-534
  • Legacy at West Cobb 2004-514
  • Sweetwater Terraces 2006-502
  • Springfield Crossings 2000-055
  • Eagles Pointe 2001-061
  • Cameron Run (AKA Lakeshire Village)  2003-502

Information about this and all properties seeking a Qualified Contract can be found HERE.   Inquiries about any active Georgia DCA Qualified Contract Requests may be made by submitting a Letter of Interest by email to [email protected]. The Letter of Interest must contain the following information:

  1. Developer Name and primary contact information
  2. Location/office address of Headquarters
  3. List of LIHTC and/or HOME-funded projects currently owned including the project name, HFA ID number, city, and state for each property
  4. Confirmation of the ability to enter into a purchase contract as stated in the GA DCA Qualified Contract Policy which can be found  HERE
  5. For the property of interest, the property name and Georgia DCA Project ID number as indicated on the list of Qualified Contract properties
