Market Studies
When the market study report is received for the project:
- Review the report to ensure all requirements of IFA’s market study guide have been met prior to submitting it in the application. Refer to Appendix O – Market Study Requirements.
- Make sure rents in application are accurate.
Also note, an update of the market study can be accepted if the effective date of the original market study is within 12 months of application submission. The proposed site is required to be reinspected within six months of application submission. Comparable data used in rent determination and the rent comparability grid is to be updated within six months of application submission.
Nonprofit Set-Aside
If planning to apply for the Nonprofit Set-Aside in 2025, please review QAP Part A, Section 1.2 as the requirements were changed from the prior year and clarifications added.
- The nonprofit shall have a minimum of one paid employee.
- The applicant shall demonstrate that the nonprofit’s programs include a low-income housing component that previously placed Federal Housing Tax Credit Units in service.
