The Urban Institute released a study via the Stories and Data Tools to examine the current housing shortage in the U.S. and how zoning near transit can assist with tackling this issue. The study analyzes the housing affordability problem, where the housing market has inadequate supply to meet the demands of a growing population. There was an estimated shortage of 3.8 million homes for rent or sale in 2019. In addition, the role of zoning ordinances implemented by local governments sometimes hinders new construction, which contributes to rising home prices and rents nationwide. The data tool examines how certain zoning changes in various cities can impact affordability and expand housing development. Policymakers can target zoning changes near public transit stations to encourage more affordable housing by decreasing future residents’ transportation costs and reduce costs further by eliminating parking requirements for new developments. Many cities are exploring these types of zoning reforms as an additional solution to the affordable housing crisis.
