National Housing Market Analysts Organization Announces Rebranding, Expansion Initiative

Washington, DC “” July 24, 2012 “” The National Council of Affordable Housing Market Analysts (NCAHMA), a professional association of rental real estate market analysts and appraisers, today announced its plan to rebrand the organization and expand its mission and membership.

Effectively immediately, the group has been renamed the National Council of Housing Market Analysts (NCHMA), in accordance with a comprehensive rebranding initiative spearheaded by the organization’s Executive Committee and approved by its membership.

“In today’s complex housing market, the U.S. Department of Housing and Urban Development is attempting to better align their market analysis and underwriting standards for all housing programs, which creates a unique opportunity for our organization,” noted NCHMA Executive Director Thom Amdur. “We believe there is an increased need for a uniform set of market analysis requirements across all multifamily housing programs. NCHMA will always focus on affordable rental housing market analysis, but under our expanded mission will also focus on other types of rental housing market analysis, including market-rate rental housing, mixed-income / mixed-use rental housing, housing for the elderly and special needs housing.”

With the expansion, NCHMA will increase its scope of issues to include other conventional housing market analysis and users including market-rate apartments, multifamily condo-developments, and senior housing products.

The first iteration of NCAHMA’s expansion will address market rate and affordable rental housing development market study needs for properties insured by the Federal Housing Administration. This effort will also be relevant to other financing mechanisms such as Fannie Mae, Freddie Mac as well as private lenders.

The National Council of Affordable Housing Market Analysts (NCAHMA), established in 2001, has been the only professional body dedicated exclusively to the field of residential rental real estate market analysis. NCAHMA’s members are comprised of professionals involved in performing and reviewing market studies for rental affordable housing.

Since its formation, NCHMA has developed an extensive body of work including Model Content Standards for Market Studies for Affordable Rental Housing, Market Study Terminology, Market Study Index, Code of Ethics and Standards of Professional Practice, and a series of white papers on key market study related topics. To date, the organization has primarily focused on opportunities related to affordable housing rental development.
