This session will provide a brief overview of the program’s mission goals, types of properties and transactions that will be addressed throughout the day, additional resources available or created as part of the initiative and long-term follow-up.  We will also thank our sponsors and partners, and, time permitting brief introductions of attendees.

Putting It All In Context: What You Spend & What You Get

The session is designed illustrate the world of possibilities when it comes to retrofitting existing affordable housing.  Owners and developers will share real examples of properties that have undergone limited, moderate and major energy retrofits as well as a retro-commissioning of an existing property.  The session is designed to show the real and achievable results one can expect on a property or across a portfolio by with a range of project budgets.  Results will be measured in terms of scope of work, payback schedules and operational savings.  The examples will also provide an overview of the range of financing tools that are available and will be explored throughout the rest of the day’s program.  Efforts will be made to highlight local/regional examples at each event.  The goal is to “hook” the owners by showing them that there are benefits to exploring retrofit and efficiency options at any stage in a deal’s life cycle.

Evaluating Retrofit Financing Options

This panel will explore the pros and cons of various retrofit financing tools like Energy Service Contracts (ESCOs), Power Purchase Agreements (PPAs), Energy Performance Contracts (EPCs), Property Assessed Clean Energy (PACE), On-Bill Finance, equipment and capital leases and other green financing.  Emphasis will be on structures that do not require limited partner consents with a focus on evaluating the contexts when these programs make the most economic and regulatory sense for the owner (type of retrofit, building and subsidy type, scope of work, cost of capital, etc…).

Water and sewer costs are increasing around the country and, in many markets, dramatically.  Water management is often the lowest hanging fruit and can provide the biggest return for owners.  This session will explore various technologies and financing mechanism developers can utilize to decrease their water bills.

Assessing Your Portfolio’s Needs: Making Data Driven Decisions & Right Sizing Your Utility Allowance

The goal of this session is to provide owners with the tools they need to make informed decisions on a retrofit scope of work.  It will explore how to use data that an owner/asset manager already has including existing billing and utility allowances, comparable market data, benchmarking and energy assessments to triage opportunities.  The session will also demystify energy audits and green physical needs assessments.  Key topics include:

  • Typical scopes of work
  • Conclusions that can and can’t be made using these documents and resources
  • What to actually do with the audit / PNA / How to incorporate this information into a realistic scope of work and underwriting
  • When it makes sense to get can audit / PNA and how to pick a provider
  • Implementing a project specific utility allowance to maximize ROI
